1. Introduction
These Terms and Conditions govern the use of the website at phimaihou.pro and the booking and use of accommodation and related services provided by Phimai House, located at 81 Maharat Road, Nuea Khlong, Krabi 81130, Thailand.
By making a reservation or enquiring through this website, you agree to the terms set out below. If you have any questions before booking, please reach out to us at [email protected] or by telephone at +66 75 639 254 and we will be glad to help.
These terms are governed by the laws of Thailand. References to "guest" mean any person who makes a reservation or stays at the property. References to "we" or "us" mean Phimai House and its staff.
2. Reservations and Booking
2.1 How to Book
Reservations may be made through the contact form on our website, by email or by telephone. A booking is confirmed once we have acknowledged it in writing and received any deposit or payment as agreed. Until confirmation is issued, availability cannot be held.
2.2 Booking Information
To confirm a reservation we may ask for your full name, contact email, telephone number and flight details. Accurate flight information helps us prepare your room and co-ordinate the shuttle where applicable. We ask that you notify us of any changes to your arrival time as early as possible.
2.3 Guest Eligibility
Our services are available to guests aged 18 and over. Guests under 18 are welcome when accompanied by a responsible adult who has made the booking and accepts these terms on their behalf.
3. Pricing and Payment
3.1 Service Prices
Current pricing for our three accommodation options is as follows:
- Daytime Rest Room (up to 6 hours) — ฿4,400 per room
- Overnight Stay with Airport Shuttle (1 night) — ฿9,400 per room
- Long Layover Suite (up to 24 hours) — ฿17,400 per suite
All prices are quoted in Thai Baht (฿) and include applicable taxes. Prices are subject to change; the rate confirmed at time of booking will apply to your stay.
3.2 Payment
Payment terms will be communicated at the time of booking. We accept payment on arrival unless otherwise arranged. Receipts are available on request.
4. Check-In and Check-Out
4.1 Standard Times
- Daytime Rest Room: Rooms are available from 07:00. Your 6-hour window begins at the agreed check-in time. The room must be vacated by the agreed check-out time to allow preparation for the next guest.
- Overnight Stay: Check-in from 14:00; check-out by 12:00 the following day.
- Long Layover Suite: Check-in and check-out are arranged flexibly around your flights. Please share your schedule at the time of booking and we will co-ordinate accordingly. The 24-hour period runs from the agreed check-in time.
4.2 Early Arrival and Late Check-Out
Where early arrival or late check-out is required, please let us know at the time of booking. We will do our best to accommodate requests subject to availability. Additional charges may apply for extensions beyond the booked period.
5. Cancellation and Changes
5.1 Cancellation by the Guest
- Cancellations made more than 48 hours before the booked check-in time will not incur a charge.
- Cancellations made within 48 hours of the booked check-in time may be subject to a charge equivalent to one night or one session, as applicable to the booking type.
- In the event of a no-show without prior notice, the full amount for the booked stay may be charged.
We understand that flight changes and disruptions happen. If your plans change due to a flight cancellation or significant delay, please contact us as soon as you are able and we will review your situation with care.
5.2 Cancellation by Phimai House
In the unlikely event that we are unable to fulfil a confirmed booking due to circumstances beyond our control, we will notify you promptly and provide a full refund of any amount paid. We will also do our best to assist you in finding alternative accommodation nearby.
6. Airport Shuttle Policy
6.1 Included Shuttle
The airport shuttle is included as part of the Overnight Stay with Airport Shuttle and the Long Layover Suite. The shuttle operates on a schedule set by Phimai House and runs between the property and Krabi International Airport.
6.2 Scheduling
Shuttle times are arranged at the time of booking based on your flight schedule. Please provide your flight number, arrival and departure times so we can plan appropriately. We ask that guests be ready at the agreed departure time.
6.3 Limitations
The shuttle serves guests staying at Phimai House and is not available as a standalone service. In the event of significant flight delays or changes, please inform us as soon as possible so we can adjust arrangements. We are not responsible for delays caused by traffic, weather or airport conditions outside our control.
7. Guest Conduct
We ask all guests to respect the calm environment of the property and the comfort of other guests. Noise levels should be kept low, particularly during the overnight hours. Smoking is not permitted inside any room or in shared interior spaces.
Guests are responsible for any damage caused to the room, furnishings or equipment during their stay through negligence or misuse. We reserve the right to charge for repairs or replacements where appropriate.
We reserve the right to ask a guest to leave the property if conduct is deemed disruptive or harmful to others. In such cases, refunds will not be issued for the unused portion of the stay.
8. Liability
Phimai House takes reasonable care to maintain a safe and comfortable environment. However, we are not liable for loss or theft of personal belongings. Guests are advised to use the luggage storage facility at the reception desk for any valuables.
We are not responsible for personal injury on the property except where caused directly by our negligence. Guests with medical conditions should consult a healthcare professional before travelling.
Our liability to a guest for any claim arising from a stay shall not exceed the total amount paid for that booking.
9. Website Use
The content on phimaihou.pro is provided for information purposes only. While we take care to keep it accurate and up to date, we do not warrant that all information is complete or current at all times. Room photography is representative; actual rooms may vary slightly in appearance.
Links to third-party websites, including Google Maps, are provided for convenience. We are not responsible for the content or privacy practices of those sites.
10. Privacy and Cookies
Your personal data is handled in accordance with our Privacy Policy. Information about the cookies used on this website is set out in our Cookie Policy.
By using our website and contact form, you acknowledge that you have read and understood how your data is used.
11. Changes to These Terms
We may update these Terms and Conditions from time to time. The current version will always be available at this page. The terms in effect at the time a booking is confirmed will apply to that stay.
